Both strata schemes and early childhood centres across New South Wales must take note of changes to window opening requirements across this state. In attempt to protect residents, this new legislation targets windows, and dictates that they must fit an appropriate device to windows by March of 2018 to prevent them from opening more than 12.5 centimetres, to discourage falls – particularly among young children.

These rules follow a worrying trend of falls by children, who have suffered serious injury or death after falls from heights through windows. It targets windows on higher levels, those above two metres above the ground, where the potential for an injurious fall are greater. By preventing these windows from opening fully, or providing a barrier to accidental falls, these injuries can be avoided.

With the compliance date now behind us, strata managers, and property managers in general, must now consider whether they have chosen the preferable path. By restricting the amount that a window can open, you are also restricting the amount of ventilation that can be gained through the window.
